NEXTOPIA at Siam Paragon sets a new global benchmark for green, healthy, and community-powered retail

Bangkok’s retail landscape has long been ambitious, but Siam Piwat is now pushing it into entirely new territory. With NEXTOPIA at Siam Paragon, the developer introduces what it calls the world’s first Co-Creation Retail for Sustainable Lifestyle model, a prototype space that merges sustainability, wellness, innovation, and community into one integrated ecosystem.


In February 2026, NEXTOPIA secured two major global recognition: EDGE Advanced certification and a 2-star Fitwel rating. It marks Thailand’s first project to achieve dual certification for both green building performance and health-focused design. Beyond the plaques, however, the space signals a deeper shift in how retail environments are conceived, built, and experienced.



From 2026 onward, NEXTOPIA will operate on 100 percent clean energy, positioning it as a prototype for future-forward commercial spaces. Siam Piwat plans to extend this clean energy model to all of its shopping centers by 2030, aligning with its long-term roadmap to reach net-zero Scope 1 and 2 greenhouse gas emissions by 2050.


At its core, NEXTOPIA is built around collaboration. The project brings together Siam Piwat Group, 50 innovation partners, key industry leaders, and 30 communities under the Friends of NEXTOPIA ecosystem. The shared vision: Co-creating Communities for a Better World. Sustainability and well-being are not add-ons here; they are embedded from infrastructure planning through to the smallest design details.


Under the EDGE standard, the project delivers measurable impact across three pillars.

Energy efficiency is achieved through architectural design that maximizes natural light and air circulation. Traditional glass has been replaced with ETFE material, heat-reduction technologies are integrated throughout the structure, and a large-scale solar rooftop supports clean energy production. The result is a 47 percent reduction in operational energy consumption.

Water efficiency is addressed through innovative aerated sanitary ware and water-saving systems, cutting water consumption by 34 percent. Material efficiency focuses on ultra-low VOC, mercury- and lead-free paints, alongside reused, recycled, and natural materials. These choices have led to a 59 percent reduction in carbon emissions from the manufacturing of construction and decorative materials.


Beyond environmental metrics, NEXTOPIA’s 2-star Fitwel certification highlights its emphasis on health and quality of life. Inside, an advanced displacement air system paired with a dedicated outdoor air system continuously circulates fresh air while filtering out contaminants and pathogens. A floor radiant cooling system maintains a steady temperature without forced air, minimizing dust and allergens. All materials meet Ultra Low VOC standards, and cleaning protocols align with Fitwel policies. Real-time air quality data is displayed on the Globe, a giant LED sphere that doubles as an interactive educational installation.


Movement is encouraged through active design. The Spiral, a sweeping staircase connecting Floors 4, 5, and 5A, nudges visitors to choose steps over elevators. Installations such as the Forest Canopy and Ocean Canopy, crafted from recycled materials and ocean waste, guide circulation while reinforcing a connection to nature. The Kinetic Floor and Energy Playground turn physical activity into renewable energy generation, engaging younger visitors in tactile sustainability.


Fitness and relaxation zones are complemented by tenant collaborations that support local products and services. Mental health counseling and vaccination services are also integrated into the space, broadening the definition of what a retail destination can provide.

Food and hydration are equally considered. Restaurants are encouraged to offer healthier menu options, high-quality water refill stations are available, and a Farmers’ Market spotlights local produce. Upcycling workshops further anchor the culture of sustainability within everyday experiences.


Inclusivity is another defining feature. ADA-compliant restrooms serve elderly visitors and people with disabilities, while private nursing rooms support families. The zone also houses Dots Coffee, operated entirely by visually impaired baristas, and Autistic Art, a gallery showcasing works by children with autism. Retail here becomes a platform for social equity as much as commerce.


As a prototype city of the future, NEXTOPIA encapsulates what Siam Piwat describes as the Siam Piwat Way: a model where retail evolves into a platform of opportunity, connecting business growth with environmental responsibility and social inclusion. In doing so, it reframes the shopping mall not just as a place to spend, but as a place to participate in shaping a more sustainable urban future.
